Case Study

Beechwood Holdings acquired Views at Signal Mountain, a 124-Unit, garden style apartment complex in 2020. Views at Signal Mountain was a property that was purchased after previous owners completed an extensive renovation on the entire property. 

We believed that the in-place rents had not fully captured the market rent that was achievable with the new renovation.  With the renovation already complete, we could capitalize on the rental upside of a newly improved property without spending the capital typically necessary to achieve above market rent growth. Average rents at the time of acquisition averaged $875.  At the time of sale, average in-place rents grew to $1,075.  Beechwood brought in professional third-party property management to achieve our stated goals. 

After a successful exit, we delivered a 26% Net IRR and Net Equity Multiple of 1.61x to our investors.
